Senior Building Operator
Job Description Summary
This position is expected to be primarily responsible for the day-to-day maintenance, repair and efficient operation of all tenant specific building systems and business critical equipment. The Senior Building Operator will be expected to coordinate and complete all tenant specific requests in a timely manner and close tickets by deadlines, assign priorities, delegate to appropriate vendor, if required, and follow-up on completion. The Senior Building Operator will be expected to manage routine general maintenance and repairs to all client HVAC, heating, refrigeration, water and energy systems to ensure the effective operation of the facilities. This position is client facing so skills such as effective communication, ability to work independently, problem resolution and decision making and ability to provide superior customer service in an office environment are required. A team player who is always looking for ways to enhance the customer experience is key.
Job Description
PRINCIPAL RESPONSIBILITIES:
- Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety.
- Operation, maintenance and repair of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances and lines used in the system.
- Operation, maintenance and repairs, together with distribution lines and all valves and devices for air control.
- Operation, maintenance and repair of water filters, softeners, piping and pumps used in conjunction with water distribution for breakrooms.
- Operation, maintenance and repair of all types of electrical motors and engines used to power pumps, compressors and fans.
- Operation, maintenance and repair of building automation systems for HVAC includes consoles, data gathering panels, remote sensors and indicating devices.
- Maintenance of equipment in breakrooms and general office areas.
- Completion of tenant reactive work order requests and preventative maintenance adhering to Service Level Agreements.
- Liaise with vendors providing business critical equipment service.
- Maintain all related reporting documentation including PM reports from vendors and all adhoc requests for information.
- Responsible for Global ServiceNow Change/Realm planned maintenance/work requested, Tech Face, Risk Assessment, BIR's, trouble tickets to name a few.
- Liaise with vendors to schedule planned maintenance/repairs for after-hours and/or weekends during green zones.
- Coordinate with vendors, and client for annual power building shutdown
- Supervise capital FM managed projects, provide summary reports/obtain quotes from vendors, assist with adhoc projects.
- General Responsibilities may include but not limited to:
- Minor furniture and flooring repairs
- Maintain and/or replace furniture locks and door hardware, signage
- Meeting room set-ups
- Facility repairs including in cafeteria, changing lamps, fitness centre
REQUIRED SKILLS:
- 5+ years Senior Building Operations experience in a fast-paced customer facing office environment
- Strong computer skills - Microsoft Office (Outlook, Excel, Word)
- Ability to work independently, team player with strong communication and excellent organizational skills
- Experience using on-line work order systems
- Building Environmental Systems (BES) I & II or equivalent
- Fall arrest/working at heights proof of training an asset
- Health & Safety training
IMPORTANT EDUCATION
* High School Diploma of GED Equivalent
* Graduate of apprentice program or trade school preferred
IMPORTANT EXPERIENCE
* 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
ADDITIONAL ELIGIBILITY QUALIFICATIONS
* Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses, such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.)
* May be required to have certification as a Universal Technician for CFC's depending on market licensure requirements
* Possess and maintain a valid driver's license and good driving record with periodic checks (where applicable)
* Basic Computing Skills in Outlook, Excel & Word
* Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
* Knowledgeable in energy management systems, techniques and operations.
* Thorough knowledge in all building systems operations, maintenance and repair.
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

* Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
* Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
* Involves movement between departments, floors, and properties to facilitate work
* Ability to speak clearly so others can understand you
* Ability to read and understand information presented orally and in writing
* Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
