FACILITIES & MAINTENANCE DEPARTMENT – PLANT OPERATIONS
Position Summary:
The Facilities and Maintenance Department – Plant Operations supports the College’s mission by maintaining equipment, buildings, and systems. Under the general direction of the Senior Director for Plant Operations and Projects and Assistant Manager and in collaboration with other Facilities staff, the Facilities Maintenance Mechanic-2 performs a range of skilled and semi-skilled tasks in the maintenance and repair of facilities. The primary focus will be preventative maintenance on chillers, cooling towers, roof top air handling units, boilers, pumps, and exhaust fans. Inspect, test, adjust, repair and clean mechanical, electrical and plumbing systems. Experience managing chemicals and maintenance of cooling towers and/or boilers is preferred.

Duties and Responsibilities:
Conduct scheduled preventive maintenance inspections and repair and/or replace mechanical equipment, plumbing and electrical fixtures, valves, devices, and appliances which include, but are not limited to the following:
Performing daily, weekly, monthly, semi-annual and annual preventive maintenance on equipment including chillers, cooling towers, air handling units, boilers, pumps exhaust fans, generators etc.
Fill out equipment run logs and take readings to look for anomalies in operating conditions.
Monitor and make changes to the building automation system as needed. Look for efficiencies in Plant operation and make recommendations.
Opening clogged toilets, sump sewer pits and drains and repairing leaking plumbing fixtures.
Replacing smoke detectors and resetting breakers.
Repairing minor electrical such as lighting, ballasts, and exhaust fans.
Replacing light bulbs, lamps, fluorescent fixtures, light switches and receptacles.
Rebuild pumps by replacing seals and bearings as needed when equipment makes.
Perform repairs on miscellaneous lab equipment, cooling and refrigeration systems throughout the college as needed.
Monitor, coordinate and oversee repairs made by contractors on all equipment.
Observe and report, through the work order system, any and all defects, deterioration, and wear and tear on campus facilities. Notify the Sr Director of Plant Operations and Projects and/or the Assistant Manager of Plant Operations. Report discrepancies or necessary follow-ups to supervisor.
Assist other facilities and maintenance staff with daily assignments and projects on an as-needed basis.
Assist with communication to or directly communicate with internal faculty and staff regarding the status of repairs and replacement.
Comply with safety regulations and policies.
Maintain a professional and courteous manner with faculty, staff and students.
Maintain knowledge and skills.
Performs other duties as assigned.
Required Knowledge, Skills and Abilities:
Individual must possess knowledge, skills and ability to be able to successfully perform the essential functions of the position or be able to explain or demonstrate how the essential functions will be performed, with or without reasonable accommodation.
Demonstrated ability to use a variety of hand and power tools related to job duties. Proven mechanical knowledge and ability to perform preventive maintenance, repair and replacement of electrical, plumbing, painting, and mechanical systems.
Ability to understand written and oral instructions in English
Ability to stand, walk, bend, climb, push, pull, stoop, twist, stretch, lift up to 50 pounds from floor to waist level without assistance, climb ladders, and be able to work on feet for prolonged periods of time; ability to access and work on building roofs.
Willingness and ability to work occasional scheduled and unscheduled overtime (including evenings and weekends).
Ability to interact well with faculty, staff and student populations.
Ability to work independently.
Ability to prioritize work and use time and materials effectively and efficiently.
Qualifications:
Education: High school graduation or equivalent. HVAC and Boiler Operator certifications or relevant experience preferred.
Experience: 5-7 years related experience. Prefer experience in private or public educational facility. Experience managing chemicals and maintenance of cooling towers and boilers is preferred.
Licenses/Certifications: Must have valid driver’s license and a driving record acceptable to the College’s automobile insurer.
Physical Requirements:
Ability to safely lift 50 pounds, unassisted to waist level.
Ability to stand, walk, bend, climb, push, pull, stoop, twist, grasp hand tools, climb ladders up to 20 feet with assistance and ten feet unassisted; ability to work on feet for prolonged periods of time.
Ability to move through limited access spaces.
Must be able to satisfactorily complete a post-offer physical exam.

Hours:
The regular hours are 6:00a.m. to 2:30p.m., Monday – Friday. Hours may vary due to the needs of the department or College. Overtime may be required during busy period. Additionally, all maintenance staff are on call to tend to campus emergencies as needed.
Classification:
This is a non-exempt, full-time, benefits-eligible position. The anticipated starting salary range is $25.00/hour - $30.00/hour. Salary will be commensurate with qualifications and experience.
Grooming and Appearance: The College always seeks to maintain a neat and professional image. A uniform is provided and required. Good personal hygiene is required.
