Responsible for performing building maintenance under general supervision. The incumbent will require general knowledge of maintenance and repair procedures, materials, tools and equipment. 1. Maintenance of University Residential Facilities *Responds to all repair requests and troubleshoot problems *Conducts scheduled and unscheduled inspections of buildings and equipment *Repairs and/or replaces commercial grade appliances *Performs operational testing and repair of both fire and security systems *Maintains heating systems, circulators and related control systems
2. Performs routine maintenance and major repairs *Performs comprehensive preventive maintenance and repairs on mechanical systems and structural components of buildings and equipment *Performs routine and emergency repairs including correcting minor electrical malfunctions; repairing plumbing fixtures/pipes/fittings; repairing and/or replacing light fixtures, switches, and outlets; repairing doors, closers, and locks; and replacing filters/belts/hoses *Perform major repairs and renovations on apartments; remove cabinets, demolition of walls to expose plumbing and electric, dispose of all waste materials (including major appliances), install sheetrock, replace rotted studs, install new kitchen backsplash and reset cabinetry
3 Perform the duties of the Senior Lead Technician and the Lead Technician in their absence, including but not limited to overseeing and directing Maintenance Technicians with their daily routines *Perform and assist with administrative tasks or projects for the Building Manager and the Assistant Director *Complete inspections, write up reports and create work orders as needed *Plan and implement monthly scheduled inspections on all graduate housing; make sure all building related codes and ordinances are compliant *Coordinate Contractors for targeted completions of apartment turnovers within established timelines *Attend at all staff meetings and training sessions *Performs related duties as assigned
4. Recommend design solutions on HVAC systems to provide the most effective and cost efficient implementations *Work with vendors and building technology consultants to design, select and inspect individual facilities for projects *Wire systems as needed; connect motors to control panels, equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat ex-changers, high limit controls, pressure controls, safety valves and automatic gas valves. *Offer immediate, short term solutions for emergency repairs *Complete routine and emergency repairs to HVAC systems and troubleshooting services on HVAC systems-mechanical/electrical/steam/ gas operating systems *Overhaul automation systems and components; replace/repair electric controls up to 480 AC voltages *Act as a liaison between the users of the facility and the various operations which serve them. with a focus on customer service; these duties include any special projects that Managers request *Coordinate work/repairs with supervisory staff *Work with the Building Manager and team of Installers to ensure that all installs meet code requirements, equipment is high quality, installed efficiently and ensure all clients are provided with quality service
5. Utilize Computerized Maintenance Management System (CMMS) *Document all time responding to University work order requests on CMMS system *Effectively Utilize CMMS for all time and material and complete work orders in timely manner as required by Facilities *Manage workload / work orders in CMMS avoiding backlog in task completion *Utilize supervisor assistance if necessary in determining priorities in CMMS

This position is considered Essential Services Staff; Essential Services Staff are required to report to campus and remain during inclement weather and other emergency situations; they are defined as those needed to deliver student services and maintain campus facilities, campus safety and security
This position is responsible for driving university-owned vehicles as a routine function, therefore a valid Pennsylvania Driver’s License and a good driving record is required

Associates, Vocational or Technical Degree or equivalent combination of education and experience
Technical Degree in Mechanical, Electrical or other Building Maintenance Trade preferred
Five to eight years related work experience
Excellent communication and interpersonal skills
Solid analytical and problem solving skills, ability to work independently
Excellent organizational skills, time management and sound judgment
Proven ability to manage multiple tasks simultaneously and a high degree of initiative for bringing tasks to completion
Successful completion of standard background checks including but not limited to: social security verification, education verification, national criminal background checks, motor vehicle checks, PATCH, FBI fingerprinting, Child Abuse Clearance and credit history based upon the requirements of the position
